What is a Loft Conversion?
A loft conversion turns the empty space under your roof into a usable room. What’s possible depends on your roof structure, the head height and the style of your property, so we assess each loft individually before recommending a design.

Do I need planning permission?
Many loft conversions can be built under permitted development, but not all. Flats, homes in conservation areas and properties where rights have been removed usually need planning permission. Building regulations approval is required for every loft conversion. We’ll tell you what applies to your property and can help prepare and submit applications where needed.

FMB Building Work Guarantee
Eligible Stonebeauty work may qualify for the FMB Building Work Guarantee, which homeowners can choose to purchase for additional protection. Depending on the project and the guarantee terms, cover can last 2, 6 or 10 years. We can explain the option and the process when we discuss your project. Eligibility, cost, cover and duration are set by the FMB.
How long will it take, and what will it cost?
Every loft is different. As a guide only, a rooflight or Velux conversion can take approximately 4–8 weeks to build and costs roughly £26k–£46k, while a dormer conversion costs from £46k–£76k and takes on average 8–12 weeks to build. Please note that these prices are for the build only. One thing people underestimate is the pre-build period. Even when the conversion falls under permitted development, you'll normally need drawings, structural calculations and Building Regulations approval, which can change the overall cost substantially. We provide clear, detailed estimates after a survey, so you know the cost before work begins.

Do I need planning permission for a loft conversion?
Often not, if the work falls under permitted development, but flats, homes in conservation areas and some other properties do need it. We’ll check your property and advise.
Do I need building regulations approval?
Yes. Every loft conversion does. It covers structure, fire safety, stairs and insulation, and we manage this as part of the project.
Will I need a party wall agreement?
If you live in a semi-detached or terraced home and the work affects a shared wall, you will usually need to give your neighbour notice. We can explain the process.
How long does a loft conversion take?
A Dormer conversion can take approximately 8-12 weeks. The exact time depends on the design and the approval needed.
Can I stay in my home during the work?
In most cases, yes. The work is above your living space though there will be some disruption around the stairs and scaffolding.
Is my loft suitable for conversion?
It depends on the roof structure, head height and available space. We assess this during the survey.
